What East Cape still lacks compared to the Corridor: large-scale resort amenities, walkable services for non-Spanish speakers, and the concentration of restaurants and shops that CSL or SJC offer. For buyers seeking raw coast and privacy — that's a feature, not a bug.
The Cabo Pulmo Factor: What Buyers Must Know
Cabo Pulmo is a National Marine Park and UNESCO World Heritage Site. This means:
- The marine reserve itself is completely off-limits to development.
- Land within the buffer zone requires SEMARNAT environmental impact approval before any construction.
- Some parcels marketed as "Cabo Pulmo adjacent" carry ambiguous SEMARNAT status — verify thoroughly before purchase.
Outside the buffer zone, East Cape land is buildable with standard municipal permits. A local notario and environmental consultant familiar with the zone can clear this in 60–90 days.
Who Should Buy in East Cape
East Cape is for buyers with a 5–10 year horizon who want beachfront land at prices that will look inexpensive in retrospect — and who don't need Cabo San Lucas-level services immediately accessible.
